Homeowners often get a raw deal. They get very little support through the process. We offer you the same service as we offer to commercial clients, but tailored to fit you and your project.

From our initial meeting we will form a design brief that identifies a direction that we can agree on.
We will also arrange a to survey your existing property.
We will provide existing & proposed drawings (planning level) to show that we have interpreted the design brief correctly, we can also provide some 3D images to help visualise the concept.
Once you are happy we will “lock” the concept and move on to the next stage.

This is where it all gets a bit TECHNICAL!
We will work up technical drawings and specifications to building regulation level.
We may need to involve a structural engineer, if we do, we can liaise with him and make adjustments if necessary.
If you need us to speak to and include any other consultants’ designs we can of course do this at the same time.
Now that the Technical pack is completed we will submit to Building Control, this can be either local authority or approved inspector.
We will then work with Building Control to get approval on the Technical pack.
It may seem like a long road, but we are NEARLY THERE!
We will enhance the detail one more time to a construction level, that will form contract documents.
At this point the design process is finished!
First find a builder, this can be your own or one we help find.
Then a contract – “OH NO NOT MORE PAPERWORK!” That’s how it may seem, however you are far more protected with an industry contract, we use JCT quite often, this way both you and your builder know exactly where each other stands and what is expected.
We will help form and invoke the contract correctly.
Most projects have their ups and downs, sometimes unexpected surprises, but we will help coordinate the technical aspects and administer the contract through the project to get to completion and hopefully smooth things out along the way.
This includes checking that work has been carried out before you make payments to the builder (these arrangements are covered in the contract).
We also help to gather guarantees and certificates, so that you can get the final COMPLETION certificate from building control. And then you are done.
